                                  Your Agent
             Nothing may be as important to the sale of your home
                                       as having the right agent.
Experience and knowledge pay dividends when it comes to negotiations.
When buyers want to talk about price, terms, conditions or any other real   
estate matter, let Dan handle the situation.
Do not distract buyers with attempts to sell personal property such as
furnishings, lawn equipment, or anything other than the real reason they came
in the first place - to view your home.
Allow all requests for showings to be handled by Dan.  If a buyer contacts you
directly, get their name  and number and refer them to Dan's office to schedule
a showing.  This will allow Dan to screen buyers prior to viewing your home,    
and to track and control showings.  It also gives you time for last minute  
cleaning and details.   

                             Curb Appeal
                               Create a great first impression.
Maximize curb appeal by keeping your grass and shrubs manicured.
Keep garden beds weeded and mulched.
Do not allow leaves and debris to accumulate in your yard.
Keep your front walkway and porch free of clutter.  
Fill potholes in your driveway and clear away cars, trailers and boats if
possible.    
Place  flowerpots and hanging plants around the house to add color and a
homey feeling.    


                            The Entrance
                                  Make buyers feel invited.
Keep the front porch and door clean.
Brush off webs, sweep the porch and remove ashtrays, toys and anything that   
is not appealing to the prospective buyer.


                                  Safety
                                            No one gets hurt.
Remove obstacles such as extension cords, unstable throw rugs, and a   
anything on the stairs that may cause someone to trip.
Anything low hanging should either be raised or removed as well.


                                       Bright with Light
                              Highlight your interior with light.
Turn on lights and open shades and draperies. Allow as much natural light in     
and avoid the dark closed feeling.
Make sure no bulbs are burned out and all rooms, including bathrooms,       
have all lights on to create a warm bright feeling.
Check fixtures for debris. (Dust, flies, etc.)


                                                Faucets
              Give the impression your home is well maintained
Dripping faucets suggest faulty, worn out plumbing. Make sure there are no     
drips or stains in sinks that may suggest neglect or needy repairs.
                  
                      The Flow
                      Make it open and spacious
Arrange furniture for easy traffic flow. Make sure there is
plenty of room for several people to walk through each room
without bumping into things.
Create space and eliminate a crowded look by storing extra
furniture.
Place plants in strategic spots.
Hang mirrors where they will reflect outdoor light as well as
make the room look bigger.
Depersonalize your home for showings. Take down family
pictures, trophies, and personal memorabilia. Buyers need     
to view the home as if it was their own.


                                    The Kitchen
                      Everyone loves a great kitchen
Let the kitchen welcome you with a shining sink.
Countertops should be clear except for attractive items like
canisters.
Degrease your oven, place cinnamon inside for an inviting
aroma.
Clean the refrigerator and remove personal calendars,
magnets etc from the door.


                        Bathrooms
        One of the most important rooms in the house.
Make your bathrooms shine.  Cleanliness is essential.
Put out your best towels & linens.
Make your bathrooms sparkle, and fresh smelling.


                 Avoid Crowd Scenes
       Let prospects see for themselves, by themselves.
Do not make buyers feel like they are intruding. Keep
company to a minimum and place your pets out of the way.
Leave your home if at all possible.  Buyers are much more
likely to rush through a home when the owner is home.
Keep your home free of pet odors to avoid making buyers
uncomfortable.
Turn off televisions, radios and noisy distractions that may
deter the potential buyers attention from your home.
Keep a low profile and stay in the background if you must
stay at all during a showing.


                       Storage Areas
                            Buyers need storage too.
Make sure your attic, closets, garage and storage sheds are
free of unnecessary items. Potential buyers are looking for
storage space as well.
Maintain all storage areas in a neat organized manner. The
more organized it is, the bigger it appears to be.
